Bed and Breakfast

A request came in a few days ago for a southern plantation style bed and breakfast.  The request went something like this:

There is no price limit. Lot size doesn’t really matter to me. I would like it to be a 2 story plantation style house. Perhaps with a gazebo and a garden in the backyard. I would love a small pond too if possible.  … I would like at least 6 bedrooms. That would allow 2 bedrooms for the owners/servant quarters and 4 bedrooms for guests. If possible could you separate the staff bedrooms from the guest bedrooms? Perhaps put them in a separate section of the house? The house in my story is a landmark for the city, since its been in the town for over 100 years. I love the stately southern look of old plantation homes…

So guess what I did.  I build it!  I’m really rather pleased with it too!  It’s 2 stories with lots of porches all around, the gazebo is just the cutest thing, there is a fishing pond, a greenhouse, fruit trees and daisy lined brick walkways everywhere.  It’s white clapboard like a southern plantation should be, and looks authentic.  The “staff wing” is downstairs, off to the side, and through a door that can be locked. It has two bedroom and a sitting room.

Every bedroom in the house has it’s own bathroom.  They aren’t big or fancy, but they will get the job done.  :)

Downstairs there is also a great room for gathering and visiting, a big country kitchen with a breakfast nook, a formal dining room, a game room, and exercise room and a small, informal, family sitting room.  Off the kitchen is a hallway that leads to a bathroom.  Now, as you know if you’ve been around this site long, I do not use any custom content in these lots.  However, I left room in that hallway for a washer and dryer if you have one.  If not perhaps it can be a small pet area, or something.

There are two different sets of stairs leading upstairs to minimize the arm flailing fit throwing tantrums because some other sim is already on the steps.  Silly sims!  Upstairs there are 4 bedrooms.  One is quite large, has a double bed and a single bed for a family to stay in, another room has a double bed, a third room has two twin beds and the 4th room has one twin bed.  There is a small sitting area with a TV, and another small sitting area for reading or visiting.  You can go out onto a deck off the back of the house to enjoy a soak in the hot tub.

It’s built on a 5×6 lot, and it’s a big house, so it might lag your game.  I forgot to write down how much it cost, but it’s over $300,000.  I will try to remember to edit that in later.  The “night shot” pictures were taken when I was play testing the house.  If you have eagle eyes, you will see sims in those shots, but there are no sims included in the lot!

I took one million pictures of this house, but I did have enough sense to narrow it down just a tad.  So, let’s see what it looks like, shall we?

Camillia Manor

9 months ago a request came in for a mansion. Yeah, a long time I know. 6 days after the request came in, my husband sustained a serious injury. He was in ICU for many days, and in the hospital for months. When he got home, his care was the only thing that mattered. His injuries are permanent, and it changed our lives. Oh, no worries, we have adjusted, and we are fine now. When catastrophe happens, you tend to just keep moving forward and one day you realize that everything is really OK again, and life returns to an all-new normal!

So, I finally built the mansion. However, it was soooo very big, that after I built it, I was totally unable to play test it. It lagged so terribly that it was unplayable on my old machine. About 6 weeks ago, my old computer gasped it’s final breath and died. My new shiny quad core machine can play this house just fine. Consider yourself warned though, if you don’t have an awesome kick-butt machine, just pass on this house. It is a game-lagger, for sure!

Here is the request:

Cost does not matter for this house so go hog wild.

This is a house for a large, rich, high-class family. It’s a mother and father and their two kids (son and daughter) and the father’s sister who is a total black sheep (and is turning the son into one as well). And there will be more kids on the way. So I suppose it’s going to be more like a mansion than a house. >.>

So I’m thinking at least six bedrooms of decent size, and there needs to be an office/den for the father, a dance/music room for the mother, and an art room for the aunt. I would also like for the house to have a porch and balcony.

Color wise it needs to a pristine white/sterile metal.

I’ve never built for a specific family before, and it was a lot of fun! Camillia Manor is built on a 6×5 lot. It has 6 bedrooms and a nursery. There are 8 bathrooms. It has a game room, exercise room, hobby room pet room, music and dance room, library, and office. There is a great room downstairs that serves as a formal living room. There is another living room upstairs as well as an informal family room for the kids.

The parents have their own wing downstairs with their master bedroom and bathroom, Mom’s music and dance room, Dad’s office and the nursery. The sister also has her own “apartment” complete with craft room, sitting room (with small fridge and microwave), bedroom and bathroom. This section has it’s own, hidden entrance.

This house is fully furnished and landscaped (but still needs your CC to give it personality) with a pool, swing set, green house, hot tub, tanning deck and BBQ area. There are two carports that will hold a total of four cars. There is no extra room on the lot for anything.

You will need a servo (or butler if you have AL) and a maid. You need to just skip the gardener and get the “always perfect plants” hack, because there is no way the gardener will keep up. You should also be prepared to “teleport” your sims around the house, because walking takes too long! The house has been play tested and yes, I forgot lights, but have now put them in!

Let’s see the pictures!

Family Park – Community Lot

Avana Montiga

Avana Montiga

This is the first community lot posted here, so do a little happy dance.  Go ahead, I’ll wait.

You done?

Good!  This is a Family Park built for my custom hood Anaraste.  but I decided to share with you, cuz that’s just how I am.

This lot was play tested first by Avana Montiga, but due to silliness on my part, it had custom content in it.  And, chairs that didn’t work at the tables.  So, I used clean installer to strip all the custom content, removed the nonfunctional chairs, then rebuilt the lot as needed.  I then play tested it in Anaraste for a whole day.  I choose Reva and Gayvin Raynor to do the testing.  I don’t have pics of them handy, but you’ll see them in some of the lot pics.

This lot needs all EPs through Free Time, but no stuff packs.  I don’t recall what size lot it is, one of the small or  medium ones, I think.  I’ll find it out and update this post later.

Here is a top view of the park.  Detailed views after the jump.

Let me show you what your Sims can do here, if you add this community lot to your ‘hood.

Quaint

The Gavigans

The Gavigans

When I build a new house for sims, I do a “write up” on it in a spiral notebook.  After the house is posted, the paper goes in a binder where I can find it in the future, if needed.  It has not always been this way, but it’s one of those things that experience teaches.  Document.  It often comes in handy.  Especially since several weeks, sometimes months, pass between when I build it, and when it gets posted here.  My memory is not that long.  xD

For reasons I cannot even begin to guess, there seems to be no “write up” for this house.  I have looked everywhere.  It’s not too big of an issue, as I just created a new write up.  The only hitch is, I do not know if this is a base game only house, or if Night Life is required.  Is there a way to tell that after the house is built?  If anybody knows, please let me know.  Or, if you have the base game only and try to install this house, but it tells you that you need NL, please let me know that too.

Quaint is a 3 bedroom, 3 bath house built on a 3×4 lot (I think) that sells for 86,099.  It has some different design elements that I’m rather fond of … I’ll point them out in the pictures.

It has a kitchen/dining room combo, and a separate breakfast nook.  It has a large living room with fireplace.  I hate the current furniture arrangement in the living room, so fix that up with some custom content right away, mmmkay?  The kids have their own wing on the opposite side of the house from the master suite.  There is a very small room behind the chimney that is meant to be a storage room for your lot debugger, or other small items like that.  (BTW, I highly recommend the lot debugger, you should have one on every lot!)  Feel free to do what you will with that room, but it’s pretty small.

The lot has minimal landscaping to keep down the move in costs.  There is room on the lot for a garden or pond or pool or hobby items or driveway, but not enough room for all those things.

This house was also play tested by the Gavigans (hence their picture on the post, LOL) and they found that I forgot …. guess what!!  If you guessed lights, please move to the front of the class and collect your cookies.  No light in the bathroom between the front door and the girl’s bedroom.  The Gavigans feel that there should be more windows in the bathrooms and in the storage room, so feel free to add those.  You’re going to redecorate with custom content anyway, right?  Right!  I also forgot to put a trash can in the house, certainly you’ll need one of those.  You’ll need to fix these things yourself, as I’m going with the theory that this is a base game only lot, but I no longer have a base game only set up.

Let me show you what this house looks like.  I’m quite pleased with it, and may actually have to play the game, instead of just building, just to see somebody enjoy this house!

Dazzle

Dazzle is a new house for the Anaraste series, built on a 4×3 lot.  It’s base game only and runs $65, 931 to move in.  It has 3 bedrooms and 3 bathrooms with the master bedroom having it’s own bath and a nursery with a separate entrance.  There is a hobby room (bonus room), an empty room meant to be a pet room (since it’s a base game house, I didn’t have any pet stuff to put in there) and the dining room is lovely … all windows! There is a large living room with fireplace.

There is room on the lot for a driveway, pool, pond, garden, cemetary, or swingset, but not all those things.  Minimal landscaping to keep the price down.

The house was playtested by the Gavigans that you met a few posts ago. They found a few things that need to be fixed, but I can’t fix them as I do not have a base game only set up right now.  They are easy things for you to fix though.  How many of you are surprised to hear that I forgot lights, raise your hands. What?  Nobody is surprised?  Ok then.  You need to add lights in the hobby room and the pet room.  The Gavigans think there should be a window in the bathroom by the kitchen. Also, you need to move the door in that bathroom.  Just move it one tile over, or else it doesn’t close properly.  See, all easy stuff!

Of course as always, redecorate it with your custom content to make the house really shine and fit your Sims needs and personalities!

On to the pics!

Smythe

The Smythe house was tested by the Gavigans.  (See previous post for pictures and history!)  It is built on a 3×4 lot (I think) and has 3 large bedrooms, 3 bathrooms, a nursery, a pet room and a bonus room downstairs.  Downstairs there is also a large living room, a big, open kitchen/dining combo.  Upstairs it has a large unfinished attic for whatever use your sims may need.  It’s a little pricey for the Anaraste Series (again) but by second generation, it should be more affordable.

There is room on the lot for a driveway, a garden, a pool as well as room for hobby items and general “having fun” space.  It has a front porch and a back deck.  This house could hold a large family easily!

This is a base game only house.  The Gavigans found a few small problems, which I am unable to repair as I no longer have a base-game only machine.  They are all easy things for you to fix though, I will list them here so you’ll know what to expect.

If you have used any of my houses at all, you’ll soon realize that I tend to forget lights.  This house is no different.  I forgot lights in the bonus room by the front door, in the hallway, the pet room, and the blue bedroom!!  Also, some of the plants are sticking through the walls, so you may want to move them back a square if this bothers you.

The Gavigans report that they had no major problems with the house, but the shape of the pet room does limit it’s use.  (EDITED: Scroll down to read comment #1 to see Anghara’s suggestion about the pet room. The Gavigans are Anghara’s sims.) They enjoyed the outdoor space this house has.  They also had a big party, which went really well.  There were no major clogging spots, everyboby ate and drank and had a great time!  This was the Gavigan’s favorite house of all the ones they’ve play tested for me so far!  That’s high praise indeed!

Would you like to see it for yourself?  I thought so…

Georgia St.

The Gavigans

The Gavigans

Georgia St. was built on a 3×3 lot with just the base game.  This house fits nicely in the Anaraste Series, both budget-wise and floor plan-wise.  It was play tested by Anghara’s family The Gavigans.  This is the Mr. and Mrs. and as I understand it, they have several children.  They have play tested several houses for me and it seems each time they moved into a new house, they had to break it in by “trying for baby.”  They often succeeded!

Georgia St. has 3 bedrooms, a nursery, 2.5 baths, a study and a bonus room, all in one story.  There is a large living room, space in the hallways for pet objects.  There is room on the lot for hobby items, a small pool, a garden and outdoor recreation.  There is no room for a driveway.  There is room to build up, but not out.  There is minimal landscaping done to keep move in costs down.  The small bathroom at the front of the house can be expanded; then the front room with the work out machine could have an external door added, and that room could be used for a home business, if you have OFB and prefer home businesses.  The door to the rest of the house could be locked to keep customers out.

The Gavigans found a few minor problems with the lot.  However, I am unable to fix these problems for you as I do not currently have a machine with only the base game on it.  I will list the problems here so you’ll know what to fix.  I forgot the phone and burgler alarm, as well as lights in the hallways.  There are no windows in the bathrooms.  Some of the plants stick through the walls.  Other than these problems, the Gavigans report no major problems with the house.  They suggest moving the toys out of the nursery because it gets clogged up with them in there, especially with two toddlers.  They also suggest that the nursery area would be a prime place to put a stairwell if you decide to add another level later.

Mrs. Gavigan says “In my opinion? Another great house!”  Yay!!

Take a look at it for yourself:

Trimfoot Ave.

Avana Trimfoot Ave.

Avana

123 Trimfoot Ave was built on a 4×3 lot.  It is part of the Anaraste Series, although it ended up being too big and over budget for my neighborhood right now.   Don’t worry, Anaraste will grow into it!  It sure is pretty and roomy, so I’ll hang on to it until somebody gets rich enough to afford it.

Trimfoot was built with the base game and Nightlife only, but it was built with OFB in mind.  The lower level features a garage and a large, open area where your sims can run a home business.  Not into home businesses?  No worries!  The lower level can work for hobbies or career reward storage.  You can divide it up for more rooms, or you can build an indoor pool.  Your imagination is the only limitation of what to do with that lower level.  It has an entrance, and it has a hallway with a door that leads upstairs to the living area.  You can delete these, or lock these as needed.

There already is an enclosed garage, and there is room on the lot for a garden, pond, or hobby items.  At $101,885, it is definitely a house for your upper-middle class family.

This house was play tested by Avana Montiga, one of  Phoenix’s sims.  You really should go read her Ravensworth Legacy, it’s very entertaining!  Avana found a few things wrong with the house.  For example, it had a diagonal door into the study; for some reason, sims would go through the wall beside the door rather than through the door itself.  I changed the wall so it is no longer diagonal.  There were a few other things that were repaired.  Avana says “The front stairs can be annoying.  Only one person could go up or down them at a time.  The other Sim would wait until the first sim was ALL the way up before they started up.”  I tried to fix this by adding a door on the lower level, but I foresee other problems occuring with that.  One being that your Sim will have to go all the way down there to answer the door.  So, you may wish to explore other options there.  The house was not play tested again after I made these repairs.

Avana also said “Other than those few things I loved the flow of the house.  I did use the bottom area to house all my career rewards. The rooms were spacious and there wasn’t a lot of crowding in certain areas except for the spot I mentioned. I really enjoyed playing in the house! It would be the kind of house that I would want in real life!”  The crowding she mentions is in the kitchen bathroom, seems all the sims want to use THAT one, nevermind that there are 2 others!

So, take a look, see what you think!
