Downtown Lot #02

This is the second house in the Downtown Series.  Downtown Lot #02 is a two story, two bedroom, 3 bath house with a bonus room.  Downstairs it is an open plan with the kitchen, dining room and living room pretty much all one big room.  There is a full bathroom downstairs.  Upstairs the master bedroom has it’s own bathroom.  There is another bedroom, the bonus room and another full bathroom upstairs as well.  The bonus room has 2 things in it, but it can be set up for whatever your sims need.

There is not a lot of extra space in the house for pets or hobbies … aside from the bonus room, of course, but there is an extra corner here and there to squeeze in a needed item or two.

Outside there is a driveway, and some room on the lot for a garden, or a swing set, or for hobby items.  Not a lot of room for sure, but some.  This house is good for a family of 3 or 4, but it won’t hold a multi-generational crowd!  This house was play tested, and I did make some changes based on the suggestions of Phoenix, who play tested it for me.

Downtown Lot #01

The houses the come with the ingame downtown aren’t anything to write home about.  At least, not in my opinion, so I made some of my own for my neighborhood.  Thought I’d share them with you.  There are 6 houses in this series I’ll be sharing over the next month or so. I tried to keep them all under $40,000, with varying degrees of success.   They may not be anything to write home about either, but I think they are better than the ones that come with the game.  Of course, you should download them and judge for yourself!  :)

This is downtown lot #01, as you may have guessed from the subject line.  It is 2 stories with 3 bedrooms (they are not big bedrooms, but adequate), 3 bathrooms and 2 bonus rooms.  The bonus rooms are currently set up as a game room (with work out machine) and an office, but please feel free to change them as per your sims needs.  There is a sitting room upstairs.  There is a large upstairs balcony that is big enough for a hottub.  I had to remove the hottub and some other items because this house went WAAAAAAAAAAY over-budget.  Now it is just over-budget, LOL.  There are items on the lot to build all 7 skills, but it is lightly furnished. It does have burgler and fire alrams and a phone already present.

It has a very very small yard as it is built on a 2×2 lot befitting the downtown area, but it does have a driveway.  There is no landscaping done to help keep the move-in costs down, and to give your sims something to do on those days off when they can’t be earning money.  The entry way is large enough to add a few pet items, or you can remove the upstairs desk and/or couch for more pet items if you have a crazy cat lady.

Trimfoot Ave.

Avana

123 Trimfoot Ave was built on a 4×3 lot.  It is part of the Anaraste Series, although it ended up being too big and over budget for my neighborhood right now.   Don’t worry, Anaraste will grow into it!  It sure is pretty and roomy, so I’ll hang on to it until somebody gets rich enough to afford it.

Trimfoot was built with the base game and Nightlife only, but it was built with OFB in mind.  The lower level features a garage and a large, open area where your sims can run a home business.  Not into home businesses?  No worries!  The lower level can work for hobbies or career reward storage.  You can divide it up for more rooms, or you can build an indoor pool.  Your imagination is the only limitation of what to do with that lower level.  It has an entrance, and it has a hallway with a door that leads upstairs to the living area.  You can delete these, or lock these as needed.

There already is an enclosed garage, and there is room on the lot for a garden, pond, or hobby items.  At $101,885, it is definitely a house for your upper-middle class family.

This house was play tested by Avana Montiga, one of  Phoenix’s sims.  You really should go read her Ravensworth Legacy, it’s very entertaining!  Avana found a few things wrong with the house.  For example, it had a diagonal door into the study; for some reason, sims would go through the wall beside the door rather than through the door itself.  I changed the wall so it is no longer diagonal.  There were a few other things that were repaired.  Avana says “The front stairs can be annoying.  Only one person could go up or down them at a time.  The other Sim would wait until the first sim was ALL the way up before they started up.”  I tried to fix this by adding a door on the lower level, but I foresee other problems occuring with that.  One being that your Sim will have to go all the way down there to answer the door.  So, you may wish to explore other options there.  The house was not play tested again after I made these repairs.

Avana also said “Other than those few things I loved the flow of the house.  I did use the bottom area to house all my career rewards. The rooms were spacious and there wasn’t a lot of crowding in certain areas except for the spot I mentioned. I really enjoyed playing in the house! It would be the kind of house that I would want in real life!”  The crowding she mentions is in the kitchen bathroom, seems all the sims want to use THAT one, nevermind that there are 2 others!

Hawk Hill

This 2 bedroom house sports a master suite with built in bath and nursery, which can later be turned into an office, after all the baby-making is done. Hawk Hill is the third house in the Anaraste Series. It has a kitching/dining room combo, a living room with space to add some hobbies or pets, a bonus room which is currently set up as a skilling room, and an attached garage that has room for storage.

Little Lux

Found this house … forgotten … on the laptop already built. I was going for a three bedroom house … or two bedrooms and a bonus room … for around the 50 thousand dollar mark. It had to have room to add on to the house, or to add a pool or garden or what have you.

This house is unfurnished. I did put one piece of furniture in each room to show what the room was intended to be. However, feel free to use them for whatever you wish. There is a room with a bed and a work out machine … that room can be a bedroom or other bonus room. The kitchen and the bathrooms are complete.

This house HAS NOT been play tested. Well, I’ve forgotten about this house, so if it was play tested, I don’t remember that either.

As always, no custom content, no hacks and no sims inside.
Base game and NL needed for this house.
I forgot to write down the price, but it was about $50,400 or so.

DeMorne Mansion

Had surgery on my foot yesterday. It went well. However I am confined to the couch or bed for the next couple weeks. So, what to do? Build sim houses, of course.

16 year old daughter, Daisy, requested this house. She wanted a two story house, huge, lots of windows, 3 bedrooms, a place for a very rich sim to raise his daughter. It is for a story she’s working on. Below is what I came up with. I don’t know how useful this house will be for your average sim, as it’s nearly 250,000 simoleans to move in. Steep price, that, lots of motherlodes! :)

You only need the base game and Nightlife to use this house.
